Alpharetta & Duluth

Alpharetta and Duluth are wonderful suburbs north of Atlanta. The two areas run along the Fulton and Gwinnett County border in the northern part of each county. Alpharetta stays mostly in Fulton and Duluth mostly in Gwinnett, but cross over in some parts. Home to great school systems and country clubs, the two areas have become some of the most prestigious in Georgia. Boasting The Atlanta Athletic Club, Country Club of the South, The Polo Fields, St. Marlo and many more wonderful subdivisions and clubs, many of the Atlanta elite and famous have come to call Alpharetta and Duluth home. Duluth also has Gwinnett Place Mall, one of the first mega-malls in the Southeast. Alpharetta has the much newer North Point Mall which is one of the nation’s 10 largest malls. Duluth which has been established area and great place to live for some years has become fairly congested when looking into the traffic aspect. With three major ways to reach the area with Peachtree Industrial Boulevard, I-85 and GA 400, it has great access to many parts of the metro Atlanta. Alpharetta was almost entirely horse farms until the mid to late 1990’s when developers saw the potential of the beautiful landscape and low land prices. Many of the city’s technology companies have re-located up the GA 400 corridor to Alpharetta. Both Duluth and Alpharetta have easy access to Lake Lanier. The school systems are some of the best in the state in both areas.

Brookhaven

Located in west DeKalb County bordering the Fulton County line, Brookhaven is a wonderful in-town area to live. The older section of Brookhaven consists of the Capital City subdivision and country club (one of the oldest established areas in all of Atlanta) and the newer revitalized area across Peachtree Road comprised of Brookhaven Heights, Brookhaven Fields, Ashford Park and Drew Valley. There is a Brookhaven home for sale at every price point and for every type of buyer. Much of Brookhaven is unincorporated, so taxes have remained affordable. Only county taxes are due in the unincorporated areas and city taxes are not assessed. The area consists of historic homes, bungalows, new Craftsman styles, condos, townhomes and city/cluster homes. Over the last few years, the retail shopping and restaurant business has boomed with new developments on Dresden Drive with Village Place Brookhaven, at the corner of Peachtree and Dresden with Brookhaven Station, and on Peachtree Road next to Oglethorpe University with Town Brookhaven.

Buckhead

Located in central western Fulton County and within the City of Atlanta, Buckhead offers retail, restaurant and residential centers. Home to many boutiques, Lenox Square Mall and Phipps Plaza, Buckhead is THE place to shop in the southeast. The restaurant scene is truly unbelievable. The revitalization of Buckhead over the last few years has really created a great impact with mixed-use developments all down Peachtree Street. The Streets of Buckhead, a proposed mixed-use development, has been compared to New York’s 5th Avenue and Las Vegas’ Miracle Mile is under construction. Buckhead is also home to many of the banking, commercial real estate, mortgage and insurance industries in Atlanta. The housing is very diverse in terms of price and inventory. You can easily find low-rise condos, high-rise penthouses, brownstones, bungalows and of course, the mansions that Buckhead is so well known for along West Paces Ferry and Tuxedo roads. Numerous movies and books have been based around this area of Atlanta.

Chamblee

Chamblee is an “ITP” neighborhood located in the western part of Dekalb County and borders Brookhaven to the west, Doraville to the east and Dunwoody to the north. Chamblee’s proximity to I-85 and I-285 make it a great place to live and is only minutes away from the shopping meccas of Buckhead and the Perimeter Mall area. In recent years, there’s been an incredible resurgence in not only new home construction in Chamblee, but many new restaurants and retail stores have opened their doors. Chamblee’s antique malls attract dealers from around the southeast. Chamblee has a great mix of condos, townhomes, older bungalows, newly remodeled bungalows and great Craftsman-style new construction.

Decatur

Located in central Dekalb County, Decatur is one of Atlanta’s oldest neighborhoods and is the county seat. Over the last few years, the Decatur Square has gone through a major transformation from small-town square to major city feel. Lots of new mixed-use buildings consisting of retail, restaurants, bars and other businesses sit on the street level of mid-rise and high-rise buildings with office space and residential condos and apartments above them. Decatur also has 3 MARTA stations so it is easy to grab the public transportation that Atlanta has to offer and get nearly anywhere in the city. Though not directly on any major highway in Atlanta, it is not far from I-285, I-20 or US 78. Decatur has many housing options. With all of the new construction in the square, there are lots of condo and townhome options. Lots of ranch homes are on the outskirts of Decatur with mainly newly remodeled turn of the century bungalows and tudor style homes near the square. Decatur is also home to 2 world renowned colleges, Agnes Scott College and Emory University. Near Emory, you will find the upper echelon of the price market in Atlanta. Many professors, physicians and lawyers live near Emory or near the Druid Hills Country Club. Decatur, much like Buckhead, tends to have higher taxes with DeKalb County and City of Decatur taxes.

Dunwoody

Located in north Dekalb County, Dunwoody became an independent city on December 1, 2008. Many consider Dunwoody to be a great area to live and raise a family. Consisting of many different shopping and restaurant areas, the “downtown” area is commonly referred to as Dunwoody Square. In addition to Dunwoody Square, Dunwoody is home to Perimeter Mall, a shopping mecca of the southeastern US. Home prices in Dunwoody vary, as to the types of homes you’ll find here. Condos, townhomes, ranch homes, Georgian traditional and new construction are scattered throughout the area. One of the main attractions to Dunwoody is the public school system, which ranks very well. The Dunwoody Country Club is also a favorite of the golf and tennis enthusiasts.

East Cobb – Marietta

Running along the banks of the Chattahoochee River, east Cobb County consists of not only a large portion of unincorporated Marietta, but also unincorporated Roswell and Atlanta. The schools in east Cobb County are simply unmatched. With arguably the best school system in the entire state from elementary to high school, including award-winning schools like Walton and Wheeler High Schools, families flock to the area for the education and the sports programs. Take a trip over to the Marietta Square, a throwback to the early 1900’s downtown southern square. The Square is gorgeous with retail restaurants, festivals and concerts going on all the time. East Cobb and Marietta have always been favorites of Atlantans living in the suburbs because of the schools, but also for the easy access to I-75 and I-285. The east Cobb County area consists of mainly Georgian-style brick traditional houses and newer construction homes. Marietta has everything possible from condos and townhomes to ranch homes to multi-million-dollar custom houses. Intown Atlanta

The intown Atlanta living scene has had an incredible resurgence in the last decade. With condos, lofts, townhomes, single family homes, live/work spaces and mixed-use available, the intown scene has it all. Some of the different neighborhoods are Kirkwood, East Atlanta Village, Ormewood Park, Reynoldstown, Cabbagetown, Virginia-Highland, Little 5 Points, Midtown, Morningside, Inman Park and many more. The uniqueness of each neighborhood is what makes intown living so great. There is the ultra-trendy Midtown, the laid-back Virginia Highland, the artsy Little 5 Points, and the quaint Inman park just to name a few. Roswell

Located in north Fulton County, Roswell is an affluent suburb of Atlanta with an incredible school system. Running along the banks of the Chattahoochee River, Roswell is a great mix of new and old. Many new developments, both residential and commercial, over the last 10-15 years have brought Roswell to the front of places to live in metro Atlanta. Smyrna & Vinings

Often referred to as “Sminings” because of the proximity of these towns, Vinings and Smyrna are located along the Fulton County and Cobb County border above the northwest corner of Atlanta. Vinings is located in the unincorporated part of Atlanta, while Smyrna is located outside the I-285 perimeter. Over the last 10 years, the area has boomed with all that it has to offer including being home to the corporate headquarters of The Home Depot. Just minutes away from I-75 and I-285, the areas offers easy access to the airport, downtown and Marietta. Vinings Village is a wonderful place to spend a day. With Charleston-style architecture, Vinings is home to many restaurants and shops to spend your time in. The newer Smyrna Market Village is also a great place to spend a day with its mixed-use development of retail , restaurant, office and residential space all sharing the same area. The Smyrna and Vinings area is also home to the start of the Silver Comet Trail which extends all the way to Anniston, Alabama and has been paved for walking, biking, or horseback riding. Sminings is also home to The Galleria, a huge mall at the intersection of I-285 and I-75.
